    Purchasing a Municipally Owned Business Park Lot

    Purchasing a business park lot from East Hants involves five steps:

    Review available lots above to help you decide which location meets your business needs. You can select a lot to purchase from one of our two municipal business parks in Elmsdale and Mount Uniacke. You can also purchase lots from private land owners in the Milford Industrial Park.

    These terms apply only to lots purchased from the Municipality of East Hants in the Elmsdale Business Park or the Uniacke Business Park. They are part of the Purchase and Sale Agreement and the Buyback Agreement when you buy a lot.

    If there’s any difference between this summary and the Purchase and Sale Agreement or Buyback Agreement, the agreements will always take priority.

    Terms and Conditions Summary

    Completed application forms must be submitted to [email protected] by the acceptance period date outlined in the property listing.

    Applications will be evaluated in accordance with the Application to Purchase Evaluation Guidelines. If no application is received, the Municipality has the option to accept and award applications on a first come, first serve basis after the acceptance period date. Alternatively, the Municipality may opt to revise the acceptance period date.

    The successful applicant will be notified and will have five (5) business days from notification to submit a down deposit. The required down deposit is ten percent (10%) of the lot purchase price and must be delivered to the Lloyd E. Matheson Building (215 Commerce Court, Elmsdale, NS) within five (5) business days of the application being selected. If the down deposit is not received within the specified timeframe, the award will be deemed null and void. The down deposit must be paid by certified cheque; credit cards and cash will not be accepted. The down deposit will be credited toward the final lot purchase price at the time the sale is completed.

    We will draft a Purchase and Sale Agreement and a Buyback Agreement that is specific to your lot purchase. We will also help you pick a date on which the purchase will be completed. This date will be put in the agreements and is called the closing date. You can then review the agreements with your legal council, sign them, and return them to us. During this time we will not sell the lot you have selected to anyone else.

    You can now purchase the lot. On the closing date you must pay the balance of the lot purchase price. When the purchase is complete the lot will be under your ownership.
