Property Tax Information


The Municipality of East Hants establishes tax rates which vary depending on the type of property you own, the area you live in and the services you receive from the Municipality. Learn more about property tax through the information below.

Paying Tax & Water Bills

Online Banking

You can pay your property tax and water bills with a bank teller, Online Banking or by telephone with one of the major financial institutions in Canada. When paying by internet banking search for  “East Hants” then select either Tax or Water. You will need to enter the SAP number from the top right area on your bill. Note: Some banks require the four leading 0s when entering the SAP account number.

Pre-Authorized Debit Plan

You can set up a plan with us by filling out the Pre-Authorized Debit form. Applications are also available from the Finance Department at the Lloyd E. Matheson Building in Elmsdale.

Mail & Drop Off Payment

You can pay by cheque or money order through the mail system. Do this by making your cheque or money order payable to The Municipality of East Hants. and writing the SAP number on the front of your cheque or money order. You can pay in person at the Lloyd E. Matheson Building in the Elmsdale, Suite 170, 15 Commerce Court, Elmsdale. N.S. at the reception desk or by drop off in the beige drop-off slot available at the left side glass door.

When Bills are Due

Tax Bills

Spring tax bills are mailed in April and due on June 1 each year.

The spring (interim) bill provides a property description and an account balance. Generally, it is calculated at half of last year’s final bill. If your bank pays your tax bill on your behalf, you will not be mailed a spring (interim bill).

Final tax bills are mailed in August and due on October 1 each year.

The final bill has taxable assessment information, general taxes levied by the municipality, area rates charged on the account local improvement charges (if applicable), and account balance information.

Water Bills

Water bills are issued at the end of each quarter. They are due twenty (20) days from the Invoice Date shown on the Water Utility Invoice.

The URB has given the Utility the authority to suspend service to customers whose bills remain unpaid for more than thirty (30) days after the billing date. A reconnection charge of $50 must be paid before service will be resumed.  Any further suspensions of service incurred by the customer are subject to a $85 reconnection fee, before resumption of service.  The charge will be $200 if reconnection is requested outside of normal working hours.

Obtaining Property Tax Information

There are up to four notices sent throughout the year to property owners whose accounts are in arrears. The notices are sent in July, October and January, as well as in the Spring when necessary. Initial collection proceedings begin at the end of June on properties that are subject to Tax Sale.

Mailed

  • Spring (Interim) Bills will be mailed to the address we have on file unless a financial institution pays the bill on the property owners behalf
  • Final bills will be mailed to all property owners, to the address on file

If you require a reprint of your bill, the cost will be $10 per reprint.

A Tax Certificate provides certified current tax account information. This is the document usually required when renewing or applying for a mortgage or for the closing of a property sale. The cost is $60.

East Hants Tax Rates 2024/2025

All Residential or Resource property assessment pays the General Property Tax Rate of $0.8000 per $100 of assessment

  • The difference between the listed all-inclusive rate and the $0.8000 are area rates charged for municipal services specific to an area and fire service charges
  • The “Urban Area Service” rate includes sewer, sidewalks, streetlights and hydrants (hydrant services are not available in Milford)

All Commercial property pays the Commercial General Property Tax Rate of $2.5700 per $100 of assessment

  • The difference between the listed all-inclusive rate and the $2.5700 are area rates charged for municipal services specific to that area and fire service charges.
  • The “Urban Area Service” rate includes sewer, sidewalks, streetlights and hydrants (hydrant services are not available in Milford).

$2.57: Total Commercial General Property Tax Rate

A Waste Management Fee of $220 is charged per dwelling unit and is not reflected in these rates.

A Wastewater Management Fee of $2.40 per cubic meter of billed water is charged through the East Hants Water Utility billing process, and transferred to the Urban Service Rate to contribute to the cost of wastewater services. This fee is not reflected in these rates.
