Mapping amendment request to the Municipal Planning Strategy and Land Use By-law to redesignate and rezone a portion of property located off East Uniacke Road.

Subject Property

The property is located on East Uniacke Road, Mount Uniacke. The property is designated and zoned Rural Use (RU).  There are small areas of the property to the rear and side which are zoned Water Course Greenbelt (WG).

The subject property and surrounding properties are designated and zoned Rural Use (RU) and Established Residential Neighbourhood (ER).


The purpose of this proposal is to amend the Generalized Future Land Use Map (GFLUM) and the Land Use Bylaw Map to change the designation from Rural Use (RU) to Established Residential Neighbourhood (ER) and the zone from Rural Use (RU) Zone to Established Residential Neighbourhood (R1) Zone to permit single detached dwellings. The Watercourse Greenbelt (WG) zoning will be retained.

New roads are not permitted in the Rural Use Zone and the redesignation and rezoning is required in order to enable the low-density subdivision. The concept plan contains 35 new lots for residential subdivision and development.  However, this plan is a concept only and the detailed layout, including open space, lot creation and the impact of wetlands on the property will be submitted with a subdivision application.
