To amend the Municipal Planning Strategy policies for the Regional Commercial (RC) Zone to enable more than 50% ground floor residential. This application also includes requested amendments to the approved development agreement.
The subject property is located at 427 Highway 214 (identified as PID 45428802). The property is zoned and designated Regional Commercial (RC). A four storey building is currently being constructed on the property.
The applicant is requesting an amendment to the development agreement that would enable the rear of the first floor for the four-storey building be used for residential. This would mean the front of the first floor of the building would be commercial and the rear would be residential. To enable this proposed changes to the plan for the property to continue the policies in the Municipal Planning Strategy would need to be amended and then amendments would be needed in the development agreement.
