Proposal:

The Municipality has received an application from WM Fares Architects on behalf of Monk Mobile Corporation Limited and Allison Land Surveys Limited to amend the Municipal Planning Strategy (MPS) and Land Use Bylaw (LUB).

Mapping amendments are proposed to the Generalized Future Land Use Maps and the Land Use Bylaw Maps, to amend the boundaries of the Mixed Use Centre (MC) Designation and Zone to increase the size to accommodate three (3) mixed use capable buildings for PID 45329901. The remaining lands of PID 45329901 and PID 45379864 are proposed to have the designation changed from Established Residential Neighbourhood (ER) Designation to Medium Density Residential Neighbourhood (MR) Designation and rezone the same from the Established Residential Neighbourhood (R1) Zone and the Two Dwelling Unit Residential (R2) Zone to the Townhouse (R2-T) Zone, to allow for the development of four blocks of four townhouses.

Details:

The purpose of this application is to allow for a mixed use development with four (4) blocks of four (4) townhouses, three mixed use capable buildings and the extension of Lacy Anne Avenue to Highway 2. Curly Portable’s Pub & Grub is proposed to remain. The total number of units proposed for the entire mixed use development is 135.

Development of the site may vary from the proposed site plan as the developer is not required to construct what has been submitted with this application. Development would be as-of-right, by site plan approval, under the Land Use Bylaw. All provisions of the Land Use Bylaw would have to be adhered to.
